Ekaterina specialises in legal matters relating to real estate. She has been providing legal support for over 15 years to clients implementing large-scale development and investment projects in Russia.
She has significant experience in providing legal support for transactions involving commercial real estate and land plots, as well as conducting legal due diligence of real estate assets in order to minimise clients’ risks, representing clients in court, and resolving disputes out of court.
Her key achievements
Ekaterina’s professional experience includes:
- advised one of the largest development companies on legal issues relating to the reconstruction of several shopping centres, negotiating the terms of and concluding lease agreements with anchor tenants;
- represented a major investor when it was concluding a sale and purchase transaction for a land plot, accompanied by changes to the land plot and the category of land to which it belonged;
- represented a foreign investor in a court dispute concerning the amendment, performance and termination of an investment agreement worth over RUB 10 billion in relation to non-residential and residential premises in a residential complex constructed under the integrated territory development mechanism;
- provided legal support to a concessionaire when it was amending a concession agreement for the construction of a road worth over RUB 100 billion, in order to enable the concessionaire to recover its investments in the event of the concession agreement being terminated early;
- provided legal support in the course of pre-trial and court interaction between owners of real estate facilities and public authorities on the following matters:
- establishing the cadastral value in the amount of the market value;
- determining the tax base in the amount of the cadastral or average annual value of the real estate facilities;
- determining the amount of compensation if the real estate facilities were expropriated for the state’s needs;
- the real estate facilities being recognised as an unauthorised construction.
